Things To Do Before Listing On The Market
Listing a home or property for sale is no small task, and it takes a lot of preparation for a seller to be ready to list. Thanksgiving has come and gone; “officially” winter is almost upon us, and the Christmas season is already in full swing. The calendar pages seem to fly by this time of year. People are busy; we have a lot on our minds, more to do; entertaining, cooking and shopping, and with the daylight hours now shortened, we all feel like we have less time.
But, even with less time folks are still buying and selling homes. Sure, things have slowed down a bit – ‘tis the season -- but so far, Central Mississippi’s real estate market is still hot. Our phones are ringing, offers are coming in, home inspections are being done, and we have plenty to keep us busy through the end of 2016 and well into 2017. But, The Hetrick Team is fully prepared to do more! And we want to help you be prepared to get to the market ahead of your competition this coming year!
This year is the best year in The Hetrick Team’s history! Through the end of the third quarter, we had sold more homes than in any full year in our 18 years of existence! For months now, our best listings, priced reasonably and well-prepared for the market, have been going under contract in a matter of days, and sometimes in just hours. And as new construction continues to make its comeback, and inventory slowly builds, the quick-sale pace may slow some. But with interest rates beginning to creep up, with the re-entry into the market of many consumers who have now recovered from losses they suffered in the early part of this decade, and with first-time buyers continuing to move into the market in larger numbers, we should see a continued robust market.
So a note to all you potential sellers: There is still time to list your home before the end of 2016, and get a leg up on your competition for the coming year. At the very least, you should consider meeting with us in December so that you have a plan heading into the New Year. If you want to move forward quickly into a new home for 2017, NOW is the time to get your ducks in a row to sell your current home. Most folks need to do at least a little sprucing up, and we are here to help you figure out what to do now.
